Our team consists of experienced professionals who understand the practical issues faced by organisations; they have led in-house real estate and facilities teams, run FM companies and supported major change projects. This means that our clients’ property and facilities teams and C level Management will find in us an objective guide through the maze of cost reduction, property obligations, occupant well-being, IOT and expectations of the FM service as a whole.
Our Mission
The workplace, and the facilities management that supports it, is constantly changing as technology and the environmental challenges impact on the way we work. Covid 19 means that many of these workplace trends are going to accelerate.

Team
Michael Ripper
Michael specialises in the effective and appropriate change of property and facilities. Michael’s consultancy career has included significant property and facilities projects for many public and private sector clients including Essex County Council, Gowling WLG, Kings College London, First Group, Sage, Siemens and Unilever. As well as a broad practical experience Michael is a Chartered Quantity Surveyor and was a member of the RICS FM Executive that developed the “White Book”.
Mick Mahon
For many years Mick served as Executive Director & Head of Corporate Services for MUFG Banks Europe, Middle East & Africa (EMEA) region. MUFG is the largest Japanese bank and one of the top five globally. Mick held executive responsibility for the Banks procurement and supply chain contract management on all goods and services purchased in EMEA. He also managed the banks significant property portfolio and associated facilities management services across EMEA. Since joining Ripper Associates Mick has brought his property and procurement expertise to bear in assisting our large commercial occupier clients to create and deliver their corporate real estate and facilities management strategies.
Ian Elliott
Ian trained and qualified as an auditor. He has spent most of his career in senior management in industry and consultancy. For the past twenty five years he has specialised in facilities management, concentrating on change management assignments and problem-solving. His role is typically to engage the team, define the vision, develop the change plan and drive the team towards the vision using the strategies agreed. Ian’s experience has included Head of Estates for the DTI, MD of major FM supplier, consultancy experience for BBC, Centrica, Siemens, Nokia, First Group, JLL, Oracle, The Government of Abu Dhabi
Patrick O’Connell OBE
Patrick has had extensive experience in the public sector with the Department for Work and Pensions (DWP) Estates department. As Head of Estates for DWP his role included, strategically managing the DWP’s contract for Estate services through a single contractor under the PRIME PFI contract. Latterly Patrick has managed a client’s Capital Work Programme (£70m) and worked with a leading LLP on a large PFI contractual dispute. Patrick is also a Chartered Member of the Chartered Institute of Procurement and Supply and is a Certified member of the Institute of Workplace and Facilities Management.
Peter Withers
As an Associate, Peter’s role is to carry out assignments for commercial and private sector property and facilities management clients. He has extensive experience in strategy, operations, technology and sustainability working for organisations including CBRE, JLL, Targetfollow Property Group and Derwent London. At CBRE and JLL he had an international remit supporting clients including Syngenta, AIG, Bank of New York Mellon, Boeing and Visa. He is a chartered surveyor and member of IWFM.
Andrew Beshaw
Andrew is a qualified Chartered Surveyor with 47 years’ experience in all aspects of Real Estate and Facility Management. Andrew spent 18 years as Managing Director of Siemens Real Estate with responsibility for North West Europe. He is a Non-Executive Director at Thames Valley Science Park and a member of Investment Committee at the University of Reading. In 2006 he served on the panel of experts on the Barker Review of Planning.
