Case Study – FM Sustainability Strategy
and Implementation

Introduction

Working closely with the development, construction and leasing teams it was important to ensure the FM team were engaged at all stages of the design and construction of a new 240,000 sq ft office development in Paddington, London.

Problem Statement

The developer wanted to achieve a BREEAM Excellent building which is not only sustainable but also adds to its attractiveness when marketing the space to new tenants.

The team’s role was to work with all stakeholders to develop an FM strategy and plan to deliver on the requirements and commitments given as part of the BREEAM Excellent accreditation and marketing promises, ensure there was a fully costed financial model for the FM services required to support the sustainability plan, review and comment on design drawings for fabric, mechanical and electrical drawings to ensure these were operationally deliverable and cost effective.

Input to design and construction project meetings to ensure any changes had been reviewed from an FM perspective, assess the impact of the WELL standard and input to ensuring the building was WELL enabled for tenant fit out, participate and receive training on all equipment being installed in the building, review and ensure operational manuals were complete.

Solution

A full FM operational plan from design through construction, handover and operational stages that met the standards required by BREEAM Excellent and meeting the tenants needs.

The building designed to achieve a 70% improvement in operational energy consumption over a typical office fit out. Exposing the structure both internally and externally helped reduce embodied carbon and avoiding suspended ceilings and use of self finishing concrete saved carbon. A health and well being review was carried out to confirm the base build was WELL enabled including enabling water, air testing, natural light and provision of cycle racks, showers etc. Supply of renewable electricity and gas. Grey water from showers being recycled and used to flush wc’s, reducing the potable water by up to 30%.

Conclusion

The outcome was a building that was fully let at completion of construction and met all environmental and sustainable standards required.
